Tax Credits for New Residential Buildings (Valid Through 2008!)

 

Obtaining energy tax credits for owners who want to build a new residential building or project require an Energy Tax Credit Report. Before getting into details regarding the credits for new residential buildings, let's begin by stating that these credits are not just for new single family homes. These credits also apply to new apartment buildings, townhomes, condominiums, duplexes, triplexes and even fourplexes. Basically, any living unit that has a kitchen, sleeping area and is intended to be a residential dwelling can qualify. If the buildings are taller than 3 stories or levels, then they are considered commercial. Residential tax credits apply to buildings 3 stories or less in height. After years of deliberation and debate, Congress has stepped-up to the plate and passed the 2005 Energy Policy Act which includes Energy Tax Credits for new and existing homes, commercial buildings and much more. However, the window of time to act and obtain these credits is very short. It is important that reliable information regarding these tax credits become available through a variety of means, including the Internet.

This website is intended to provide continually updated information regarding the various tax credits that are now available through the 2005 Energy Policy Act. Escalating prices and concern about availability of supply have made energy efficiency and resource conservation into major initiatives for many individuals and companies around the world.

Here are some highlights of the benefits of these tax credit programs:

Residential energy tax credits are available to the builder/owner/developer of new single family homes, apartment buildings, condominium and townhomes, duplexes and other multi-family dwellings. At a credit of $2,000* per living unit, a 100-unit apartment complex can qualify for $200,000 in tax credits. However, as things stand right now, each project will need to be completed and ownership transferred by December 31, 2007. Building plan review and a preliminary HERS rating on test units is suggested to obtain an Energy Tax Report. (REM/Rate Version 12.2 Sample Energy Tax Report ) or {EnergyGauge USA Version 2.5 Sample Energy Tax Report (Page 1) (Page 2) (Page 3) }.

Builders and developers of large projects that contain residential living units with the same floorplan and construction can utilize a sampling rate protocol, which can help the project's bottom-line. Expedited plan review and testing can be available from some home energy rating companies.

* Anyone interested in obtaining energy tax credits for existing residential dwellings can do their own basic energy audit using a kit to learn what energy improvements may make the most economic sense or have the best payback.
